This rental is ideal for a couple, a small family, or even 2 or 3 "established" roommates. It's perfectly situated between downtown and midtown so you can walk to either to work. But it's also very close to Westchester Lagoon, Valley of the Moon Park and all of the trails that connect them to the rest of town!

This side by side duplex had new carpet and paint one year ago, as well as new windows and a new front door added just this August of 2003. There are several other upgrades that are completed and several more that I will complete very soon - such as adding an automatic garage door opener & a garbage disposal.

It does have the convenience of a washer and dryer and a dish washer. They're not brand new but they do work. And then there is the fenced front yard and the garage in the back - with access from the alley way in between 19th and 20th Avenues.

I'm asking only $1050 per month - and have been told many times that I could charge more - but you have to pay your own gas and electric. Since it really is a single family home, then you'll have to shovel your own snow, salt your own walkway, and take care of your own yard. I'd like to start out with a 6 month lease and then revert to a "Month to Month" after that. And last but not least, the security deposit is $1000. I do ask for a rental application - and verify all of the information on the application - as well as run a credit report for each adult that will live in the rental. I don't have a problem with ASHA or Section 8 or SSI - as I've never had a problem with those government assistance agencies. However, I have had extensive problems with the tenants using those programs in the past - so, I'll not accept those programs anymore.
